Realty Firms' Sales Bookings Fall 21% to ₹40,000 Crore

The sales bookings of 28 major listed real estate companies in India fell by 21% to ₹39,964 crore in the April-June quarter of FY27, compared to ₹50,900 crore in the same period last year. This decline can be attributed to lower sales volumes, fewer project launches by some large developers, and cautious homebuyer sentiment amid global economic uncertainty.

Godrej Properties emerged as the largest listed developer by sales bookings, with pre-sales rising to ₹8,651 crore from ₹7,082 crore in the year-ago quarter. Prestige Estates Projects ranked second, despite its bookings falling sharply to ₹6,579.3 crore from ₹12,126.4 crore. Other notable performers include Lodha Developers, which reported bookings of ₹4,630 crore, up from ₹4,450 crore, and Sobha, which recorded a strong increase to ₹3,656 crore from ₹2,079 crore.

On the other hand, DLF recorded one of the steepest declines, with sales bookings plunging to ₹657 crore from ₹11,425 crore a year earlier. The company did not launch any project during the June quarter. Oberoi Realty's bookings also fell to ₹1,049.88 crore from ₹1,638.68 crore, while Brigade Enterprises reported ₹1,061 crore against ₹1,118 crore earlier.

Despite the overall decline, 19 of the 28 developers recorded growth in pre-sales, while nine reported declines. Several developers posted strong growth, including Max Estates, which saw bookings surge to ₹1,093 crore from ₹217 crore, and Mahindra Lifespace, which more than doubled its pre-sales to ₹925 crore. Embassy Developments reported bookings of ₹868 crore against ₹198 crore, while Raymond Realty's sales more than doubled to ₹700 crore.

Industry consultants attributed the overall decline to fewer launches, a high year-ago base, and cautious buying amid global uncertainties. They expect sales momentum to improve from the second quarter. The real estate sector is a significant contributor to India's economy, and the decline in sales bookings may have implications for the country's economic growth.

The decline in sales bookings also reflects the cautious sentiment of homebuyers, who are waiting for the right time to invest in the real estate market. The global economic uncertainty has also affected the Indian real estate market, with many buyers adopting a wait-and-watch approach.

In terms of segments, housing continued to account for the bulk of bookings, indicating that the demand for residential properties remains strong. However, the decline in sales bookings may lead to a slowdown in new project launches, which could impact the sector's growth in the coming quarters.

Overall, the decline in sales bookings of major real estate companies is a significant development that may have implications for the Indian economy. While some developers have posted strong growth, the overall decline reflects the cautious sentiment of homebuyers and the impact of global economic uncertainty on the real estate sector.

The real estate sector is expected to play a crucial role in India's economic growth, and the decline in sales bookings may be a cause for concern. However, industry consultants remain optimistic about the sector's prospects, expecting sales momentum to improve from the second quarter. As the sector navigates the challenges posed by global economic uncertainty, it is likely to witness a slowdown in new project launches, which could impact its growth in the coming quarters.

In conclusion, the decline in sales bookings of major real estate companies is a significant development that reflects the cautious sentiment of homebuyers and the impact of global economic uncertainty on the real estate sector. While some developers have posted strong growth, the overall decline may have implications for the Indian economy. The sector is expected to play a crucial role in India's economic growth, and its performance will be closely watched in the coming quarters.
