Oberoi Realty Q1 Pre-Sales Drop 36%

Oberoi Realty, a Mumbai-based developer, reported a 36% decline in pre-sales during the first quarter of FY27, with sales bookings falling to ₹1,049.88 crore from ₹1,638.68 crore in the same period last year. This drop was mainly due to lower sales volumes across its residential projects.

During the April-June quarter, the company sold 161 residential units covering 2.28 lakh square feet. Despite the decline in bookings, customer collections remained healthy, with the company collecting ₹921.40 crore from customers during the June quarter. This indicates steady cash inflows despite lower booking volumes.

The company expects a much stronger performance in the coming quarters, driven by its recent entry into the Delhi-NCR market with a luxury housing project in Gurugram. The project involves an investment of around ₹6,000 crore and has an estimated revenue potential of ₹16,000 crore. In the first week of July, the company announced that it had sold luxury homes worth ₹8,109 crore in the newly launched project, making it one of its strongest project launches.

These sales are expected to help the company comfortably exceed its FY26 sales bookings of ₹5,447 crore. However, the Gurugram project faced a legal challenge after the Punjab and Haryana High Court restrained the company from making any fresh flat allotments. Oberoi Realty clarified that the court order has not stopped construction and does not affect homes already sold.

The company also reported strong financial performance, with its consolidated net profit rising 29% to ₹543.51 crore in the June quarter, while total income increased to ₹1,361.69 crore from ₹1,073.98 crore a year earlier. So far, Oberoi Realty has delivered 51 projects covering 17.3 million sq ft, while more than 34 million sq ft is currently under construction.

Oberoi Realty's entry into the Delhi-NCR market is a significant milestone for the company, and the strong response to its Gurugram project is a positive sign for its future growth prospects. The company's ability to deliver strong financial performance despite a decline in bookings is also a testament to its resilience and adaptability.

The Indian real estate market has been experiencing a slowdown in recent times, but Oberoi Realty's strong performance and positive outlook suggest that the company is well-positioned to navigate the challenges and capitalize on the opportunities in the market. With its strong track record of delivering projects and its expanding presence in new markets, Oberoi Realty is likely to remain a major player in the Indian real estate sector.

The company's focus on luxury housing projects and its ability to attract high-value customers are key factors that contribute to its success. The Gurugram project, in particular, is expected to be a major driver of growth for the company, and the strong sales performance in the first week of July is a positive indication of its potential.

In conclusion, Oberoi Realty's Q1 pre-sales may have declined, but the company's strong financial performance, positive outlook, and expanding presence in new markets make it an attractive proposition for investors and customers alike. With its strong track record and growing presence in the Indian real estate sector, Oberoi Realty is likely to continue to be a major player in the industry.

The company's performance has significant implications for the Indian real estate sector, which has been experiencing a slowdown in recent times. Oberoi Realty's ability to deliver strong financial performance and attract high-value customers suggests that there are still opportunities for growth and development in the sector. As the company continues to expand its presence in new markets and deliver high-quality projects, it is likely to play a major role in shaping the future of the Indian real estate industry.

Overall, Oberoi Realty's Q1 performance is a positive sign for the company's future growth prospects, and its strong outlook and expanding presence in new markets make it an attractive proposition for investors and customers alike.
