BMC Removes 9 Unauthorised Alterations At Rustomjee Crown

The Brihanmumbai Municipal Corporation (BMC) continued its demolition drive at Rustomjee Crown, a luxury residential complex in Prabhadevi, for the second consecutive day on Tuesday. The drive, which started on Monday, aimed to remove unauthorised alterations made to the flats in the complex.

The BMC had issued 138 notices to the owner/occupier over the last six months, citing complaints of unauthorised construction and FSI violations. The civic body had also given the owner/occupier sufficient time and hearings to present their side, following all Supreme Court guidelines before starting the demolition action.

The unauthorised alterations in the building included encroachments like merging of the common lobby into the habitable area of the flat, which were not in the BMC's approved plan. The BMC's speaking order dated March 10, 2026, stated that a notice was served under the MRTP Act on July 24, 2025, directing the noticee to submit the approvals within 30 days.

On Tuesday, the demolition was underway on the 23rd and 38th floors of A wing, sources said. The BMC removed nine unauthorised constructions/alterations in the two-day action, including a common lobby illegally enclosed using wooden materials and lightweight Siporex bricks and merged into the habitable area of the flat.

The Rustomjee Group, the developer of the complex, denied any violations, stating that the construction was undertaken in accordance with the plans sanctioned and approved by the competent authorities as per 1991 DCR. The company spokesperson said that the construction complied with all necessary norms and regulations and had received an Occupation Certificate about two years ago.

The BMC's action is part of its ongoing efforts to crack down on unauthorised constructions and FSI violations in the city. The civic body has been issuing notices and taking demolition action against buildings that have made unauthorised alterations.
