NAINA To Become Planned City Like Navi Mumbai

Navi Mumbai is set to witness the emergence of a new planned city, NAINA, which is expected to rival the city's own development. According to CIDCO Vice-Chairman and Managing Director Ashwin Mudgal, NAINA will be driven by the Navi Mumbai International Airport (NMIA) and a systematic Town Planning Scheme (TPS) framework.

The concept of NAINA was born out of the need to ensure planned growth around the international airport. Mudgal explained that the development of an international airport should be accompanied by the creation of a systematic and planned city. NAINA was declared as a Town Planning Scheme in 2013 and covers 95 villages located to the north of NMIA.

Currently, 12 TPS are in operation or at various stages of implementation, while work on other schemes, including TPS 13 and 14, is underway. However, CIDCO is facing challenges in implementing the schemes, particularly regarding plot demarcation and existing structures. Ground verification is crucial to ensure that final plots do not overlap existing properties, and the demarcation process has already begun in areas where conflicts have emerged.

CIDCO is also inviting representations from affected landowners and examining appropriate adjustments to resolve conflicts and obtain the land required for roads, amenities, and infrastructure. The objective is to ensure that people do not face problems while also driving development in the region.

NAINA is distinct from the Karnala-Sai-Chirner (KSC) New Town, popularly referred to as Third Mumbai. While NAINA is located to the north of NMIA, KSC New Town is situated to the north-east and east of the airport. The future growth of NAINA will be closely linked to the airport-led development taking shape around NMIA, with major developments such as AeroCity, EduCity, MediCity, MRO facilities, hotels, restaurants, and other commercial establishments expected to emerge.

The Mumbai Trans Harbour Link will play a crucial role in accelerating development by providing seamless connectivity between Mumbai and the mainland. Improved connectivity will drive expansion and growth in the region, with Mudgal foreseeing airport-led development taking place rapidly in Navi Mumbai.
