Service Apartments and Long-Stay Options in Mumbai

If you are moving to Mumbai for a project, a posting or a job that starts before your household goods do, a hotel bleeds you dry and an empty flat needs a year’s commitment you may not want to make. The middle path is the service apartment: a furnished home with a working kitchen, a bed that gets made for you, and rates that drop sharply the longer you stay. This is the category relocating professionals, project teams and families measure their Mumbai stays in weeks and months rather than nights.

Below is a practical map of where these apartments cluster, what they cost, and the handful of names that actually run them — plus the rental route to consider if you are staying long enough to sign a proper agreement.

What a service apartment actually gets you

A service apartment sits between a hotel room and a rented flat. You get a separate living area, a bedroom or two, and a kitchen you can genuinely cook in — a hob, a fridge, utensils, usually a washing machine. On top of that you get the hotel bits: daily or weekly housekeeping, fresh linen, Wi-Fi, 24-hour security or a caretaker, and someone to call when the geyser stops working. What you do not get is a twelve-month lock-in, a broker’s fee, or the chore of buying a mattress the week you land.

One thing to understand about Mumbai specifically: many “operators” here are aggregators who manage individual furnished flats scattered across residential towers, rather than a single dedicated building. That is not a bad thing — it is how you get a real neighbourhood flat with services — but it means the exact unit and building vary. Always ask for the specific address and, if you can, see the actual flat before you pay.

What you’ll pay

Treat every figure here as a rough band that moves with season, area and how long you commit. Nightly rates for serviced apartments in Mumbai start from roughly Rs 1,300–2,000 at the budget end and climb steeply in the prime districts. The real saving is in duration: operators quote much lower effective rates on weekly and monthly contracts than on a single night.

As a working guide, a furnished studio or 1BHK on a monthly basis runs roughly Rs 35,000–65,000 in the mid areas, and comfortably past Rs 80,000–1,50,000 a month in the premium pockets of BKC, Lower Parel, Powai and Bandra. Branded serviced residences sit well above that. Unlike a normal rental, a good serviced apartment usually asks for little or no security deposit — you are paying for convenience, not signing a tenancy.

Powai: the relocation default

Powai is where a great many corporate relocations land, and for good reason. The Hiranandani Gardens township gives you a self-contained world of towers, a lake, schools, cafes and the L&T and IT-park employers next door, all a short hop from the airport.

Lakeside Chalet, Mumbai — Marriott Executive Apartments

Powai (Hiranandani), on Powai Lake. This is the blue-chip choice — the one you book when the company is paying and you want zero friction. Set along Powai Lake, it offers one- and two-bedroom apartments with a properly stocked kitchen, marble bathrooms, a swimming pool, gym, spa and tennis courts. The airport is about 7 km away. Expect upwards of Rs 8,000–10,000 a night, more for the two-bedrooms, with better effective rates on long stays. Tip: ask about extended-stay corporate rates rather than booking the nightly price you see on travel sites.

RELOhomes

Regent Hill, Hiranandani Gardens, Powai. A well-run independent option offering fully furnished 1BHK apartments with a separate living room, a full kitchen and 24-hour reception, aimed squarely at solo movers, couples and small families. They take stays from a night up to long-term corporate leases, which makes them a sensible bridge while you house-hunt. Tip: it works best if your job or reason for being in Mumbai is in Powai or the eastern-suburbs belt — you are paying partly for that location.

BKC and Bandra: closest to the deal desks

Bandra Kurla Complex is Mumbai’s financial and corporate core — banks, consulates, the Jio World Centre and rows of multinational offices. If your work is in BKC or the diplomatic circuit, staying in or beside it saves you the city’s worst commutes.

PAJASA, Treat Homes and Gagal Home (Bandra East / BKC)

Bandra East, around BKC. Several established operators run furnished studios, 1, 2 and 3BHK flats in the towers ringing BKC. PAJASA lists apartments across BKC, Bandra, Worli and beyond with housekeeping, Wi-Fi and kitchens as standard; Treat Homes and Gagal Home work the same patch for corporate and family stays. Rates here are among the city’s highest because you are paying for the address and the short walk to work. Tip: BKC has little street life of its own after office hours — if you want cafes and evenings out, look just west into Bandra proper and accept a slightly longer walk.

Andheri East: near the airport, best value

For sheer practicality, Andheri East is hard to beat. It sits minutes from both airport terminals, next to the SEEPZ and MIDC business zones, and it is the deepest, most competitive market for serviced apartments in the city — which keeps prices honest.

Dragonfly Serviced Apartments

Andheri East. A dedicated serviced-apartment operator with fully furnished units pitched at corporate and project guests, close to the airport and the eastern business centres. Good for someone who wants a professional front desk rather than a managed private flat. Tip: confirm which building your apartment is in — proximity to the Metro and the WEH (Western Express Highway) matters enormously for your daily commute.

OSI Apartments and TrustedStay

Andheri East. Both run fully furnished flats — AC, TV, equipped kitchen, attached bathrooms — with weekly and monthly housekeeping, aimed at short and long corporate stays. TrustedStay in particular aggregates verified units across Andheri, Lower Parel and other pockets, which is useful if you want to compare buildings on one platform. Tip: Andheri East is sprawling and industrial in parts; ask specifically about the road and the nearest landmark before committing.

Lower Parel and the mills district

Once cotton mills, now glass towers, Lower Parel is the South-Mumbai-adjacent business hub — Kamala Mills, the office blocks, and some of the city’s better restaurants and bars on your doorstep. It suits executives whose work is in the southern half of the city.

PAJASA and Pinaki Comfort Stay (Lower Parel)

Lower Parel. Operators here offer premium furnished 1, 2 and 3BHK apartments in the high-rises, some with an in-house cook option for breakfast and meals — a genuine perk if you are working long days. This is a top-tier price band, on par with BKC. Tip: you are paying partly for the nightlife and dining; if you mostly eat in and work remotely, your money stretches much further in Andheri or Powai.

The branded option in Navi Mumbai

If brand consistency matters and you can be based across the harbour, Marriott Executive Apartments, Navi Mumbai offers 129 units — studios, junior suites and one-bedroom apartments, each with a kitchenette and workspace — about 45 minutes from the international airport. Ascott’s Oakwood in Navi Mumbai’s central business district has also been coming online as a hybrid hotel-and-residence property. Navi Mumbai buys you newer, larger, better-value space; the trade-off is the distance from island-city offices, so it makes most sense if your work is in Navi Mumbai, Vashi or the eastern corridor.

If you’re staying months: the rental route

Once you are looking at six months or a year, a plain furnished rental on a Leave and License agreement usually beats a service apartment on cost. Portals like NoBroker, Magicbricks, 99acres and Housing list furnished flats directly, and Airbnb’s monthly rates can undercut nightly ones sharply. A few Mumbai-specific things to know: agreements are conventionally written for 11 months, but in Maharashtra registration is mandatory regardless of tenure, so budget for stamp duty and registration. Expect a security deposit of about two to three months’ rent, and brokers typically charge one month’s rent as commission from each side. Your landlord is also expected to complete police tenant verification. Foreign nationals bring extra steps: your host must report your stay to the authorities using Form C, and those on longer visas usually need to register with the FRRO after arrival — worth checking against your visa conditions.

FAQ

Do service apartments in Mumbai need a big deposit like a rental? Usually not. Most serviced operators ask for little or nothing beyond advance payment, which is a large part of their appeal over a leased flat, where two to three months’ deposit is standard.

How long a stay makes a service apartment worth it? They shine from about a week up to a few months. Below a week a hotel is simpler; beyond six months or so, a furnished rental on a registered agreement is usually cheaper.

Which area is best if I’m not sure where my office will be? Powai and Andheri East are the safe defaults — central to the eastern business belt, close to the airport, and well supplied with apartments at sensible prices.

Is a kitchen actually usable, or just for show? In a genuine service apartment, yes — a hob, fridge and utensils at minimum, often a washing machine. For families and anyone tired of restaurant food, this is the whole point.

Can I get monthly rates on Airbnb instead? Often, yes. Airbnb and platforms like RentMyStay show monthly discounts in Powai, Andheri, BKC and Lower Parel, and can be cheaper than a formal operator — just confirm what housekeeping and bills are included.

The bottom line

For weeks-not-nights in Mumbai, a service apartment is the sane choice: a real kitchen, someone to clean it, and rates that reward you for staying. Pick Powai or Andheri East for value and airport access, BKC or Lower Parel if the commute to a specific office trumps everything, and the branded residences when someone else is footing the bill. And if the stay stretches past half a year, do the sum on a plain furnished rental — in Mumbai, the longer you plan to stay, the more the maths tilts towards signing an agreement of your own.
