Member of Parliament Ravindra Waikar has instructed officials from the Cooperative Department to take proactive steps to ensure that housing societies in Mumbai receive conveyance deeds from developers. This move comes after numerous complaints from societies about builders denying them conveyance deeds despite completing projects and issuing occupancy certificates.

Waikar was speaking at a guidance workshop on deemed conveyance for cooperative housing societies in the Mumbai North West Lok Sabha constituency. He emphasized the need for District Deputy Registrars to monitor whether developers are transferring land and building ownership to societies as mandated under the law. If developers fail to do so, the Cooperative Department should initiate action by issuing notices and facilitating the conveyance process.

The MP noted that many cooperative housing societies in the constituency are facing difficulties in securing legal ownership of land and buildings despite residents living there for years. He organized the workshop to help societies understand and complete the deemed conveyance process. Over 75 housing societies participated in the programme, with officials from the Cooperative Department providing detailed guidance on the legal provisions, documentation requirements, and online application process for deemed conveyance.

Waikar also instructed District Deputy Registrars to obtain necessary records from the Brihanmumbai Municipal Corporation's Development Plan, Building Proposal, Water Department, and other government agencies if societies are unable to produce the required documents. He urged officials to take the lead in helping societies complete the conveyance process and provide long-awaited relief to flat owners.

The issue of conveyance deeds has been a long-standing problem in Mumbai, with many societies struggling to obtain legal ownership of their properties. The Maharashtra Ownership Flats Act, 1963, mandates that developers transfer ownership of land and buildings to societies after completing projects and issuing occupancy certificates.
