NMMC Issues Urban Renewal Plan For Ghansoli's Simplex Housing
Ghansoli's Simplex Housing redevelopment moves ahead, NMMC issues plan, public inspection open

The Navi Mumbai Municipal Corporation (NMMC) has taken a significant step towards redeveloping the ageing Simplex Housing Colony in Ghansoli by issuing a notification for an Urban Renewal Plan (URP). This move marks a major milestone in one of Navi Mumbai's longest-pending cluster redevelopment projects.
On July 14, Municipal Commissioner Dr. Kailas Shinde issued the notification under Regulation 14.8 of the Unified Development Control and Promotion Regulations (UDCPR), proposing the Urban Renewal Plan for Cluster No. 4. The plan covers the Simplex Housing condominium in Sector 7, Ghansoli, which spans 67,146.20 square metres and comprises various condominium buildings.
The notification follows a series of policy decisions by the Maharashtra government that cleared the way for redevelopment of ageing CIDCO-developed housing colonies under the Urban Renewal Scheme (URS). The proposed plan has been prepared with stakeholder participation in accordance with the provisions of the UDCPR and the Maharashtra Regional and Town Planning Act.
The redevelopment is expected to benefit around 3,500 families residing in the colony, which was originally developed by CIDCO to provide affordable housing for Mathadi workers from Mumbai and Navi Mumbai in 2004. Over the years, the buildings have deteriorated due to age and inadequate maintenance, raising serious safety concerns.
Structural audits carried out by reputable institutions, including IIT Kharagpur and Veermata Jijabai Technological Institute (VJTI), have declared the buildings unsafe. The NMMC's Technical Committee and empanelled structural engineers have subsequently classified the structures under the C-1 (dangerous) category.
Residents have long complained of cracked walls, falling slabs, and failing drainage infrastructure, while repeated delays in obtaining redevelopment approvals triggered protests by Mathadi workers. The proposed Urban Renewal Plan and maps will remain available for public inspection for 30 days at the offices of the Municipal Commissioner, the Town Planning Department, and all NMMC ward offices.
The documents have also been uploaded to the NMMC website, allowing citizens to examine the proposal and submit their suggestions during the stipulated period. According to Municipal Commissioner Dr. Kailas Shinde, the public inspection period provides an opportunity for citizens to participate in the redevelopment process.
The redevelopment of Simplex Housing Colony is a significant step towards providing safe and affordable housing for the residents of Ghansoli. The project's progress will be closely watched by the community, and the NMMC's efforts to engage with stakeholders and address safety concerns are crucial to its success.
The Urban Renewal Scheme (URS) aims to redevelop ageing housing colonies in Navi Mumbai, providing better living conditions for residents. The scheme has been designed to address the issues of safety, maintenance, and infrastructure in these colonies, and the redevelopment of Simplex Housing Colony is a key part of this initiative.
In conclusion, the issuance of the Urban Renewal Plan for Simplex Housing Colony marks a significant milestone in the redevelopment of Ghansoli's ageing housing stock. The project's progress will have a positive impact on the lives of thousands of residents, providing them with safer and more comfortable living conditions. The NMMC's efforts to engage with stakeholders and address safety concerns are crucial to the project's success, and the community will be watching the project's progress closely.
The redevelopment of Simplex Housing Colony is also expected to have a positive impact on the local economy, as it will provide new opportunities for businesses and create jobs. The project's success will depend on the effective implementation of the Urban Renewal Plan, and the NMMC's ability to address the concerns of stakeholders.
Overall, the redevelopment of Simplex Housing Colony is a significant step towards providing better living conditions for the residents of Ghansoli, and its success will have a positive impact on the community and the local economy.
